Property Estimate Disclaimer

Please read this disclaimer carefully. It applies wherever Prop IQ displays a property estimate, valuation range, recommended listing price, rent estimate, confidence score or comparable sale.

What Prop IQ estimates are

• Estimates are produced by an automated model using data that we retrieve from licensed property data providers and information you have supplied.
• They are indicative only and are provided to help you make informed decisions.

What Prop IQ estimates are not

• They are not certified valuations. Only a valuer registered with the Australian Property Institute can provide a certified valuation.
• They must not be relied upon for lending, tax, insurance, court, family law, probate, or dispute-resolution purposes.
• They are not a substitute for advice from a licensed real estate agent, valuer or solicitor.

How the estimate is produced

• We select comparable sales using distance, recency, property type, land size, bedrooms, bathrooms, internal area and features.
• We apply automated adjustments for differences between the comparable and your property.
• We take the weighted median of the adjusted sale prices.
• We calculate a confidence score based on the number, similarity and recency of the comparables.

Limitations

• Comparable sales may not include every relevant sale. Some sales are not reported publicly or are excluded because they are not arms-length transactions.
• Property attributes may be out of date or inaccurate — please review the data and correct anything wrong.
• Confidence scores indicate how confident our model is, not how correct the estimate is.
• Property values change over time. Estimates reflect market conditions at the time they are produced.

Your responsibilities

Before making any significant decision (buying, selling, refinancing, borrowing) you should:

• speak with at least one licensed real estate agent familiar with your area;
• obtain a certified valuation if you require one;
• take independent legal and financial advice.
